First impressions matter — especially in the rental market. A well-presented property not only attracts higher-quality tenants faster, it also commands a higher rent. After managing hundreds of tenancies across the Hills District, here are the improvements that deliver the best return on investment.
The 0–10 Property Scoring System
At New Vision, we use a simple scoring system to prioritise property improvements. Every potential improvement is rated from 0 to 10 based on its impact on rental return and tenant appeal. We focus on items rated 8–10 first, and we never recommend doing multiple major projects simultaneously.
This approach ensures you get the maximum return for every dollar spent, without overcapitalising.
High-Impact Improvements (Score: 8–10)
These improvements consistently deliver the best return and should be your first priority:
Fresh Paint (Score: 10)
Nothing transforms a property like fresh paint. It makes rooms feel larger, brighter, and cleaner. Stick to neutral colours — whites, light greys, and warm tones that appeal to the broadest range of tenants. A full interior repaint typically costs $3,000–$6,000 for a Hills District house and can add $30–$50 per week to your rent.
Professional Cleaning (Score: 10)
A deep professional clean — including carpets, windows, oven, and bathrooms — is non-negotiable before listing. It costs $400–$800 and is the single best investment you can make. A dirty property will turn off quality tenants immediately, regardless of how good the rest of the property is.
New Flooring (Score: 9)
Old, stained carpet is one of the biggest turn-offs for tenants. Replacing worn carpet with new carpet or, better yet, hybrid/vinyl plank flooring can significantly increase your rent. Hybrid flooring costs $40–$60 per square metre installed and is more durable, easier to clean, and preferred by most tenants.
Kitchen and Bathroom Refresh (Score: 9)
You don't need a full renovation. Simple updates can make a huge difference:
- Replace dated tapware with modern mixer taps ($200–$400 per set)
- New cabinet handles ($5–$15 each)
- Replace old light fittings with modern LED downlights ($50–$100 per fitting)
- Re-grout or re-seal tiles ($300–$600)
- Replace cracked or yellowed power points and switches ($10–$20 each)
Medium-Impact Improvements (Score: 5–7)
Garden and Landscaping (Score: 7)
Curb appeal matters. A tidy front garden, trimmed hedges, and fresh mulch create a positive first impression. For rental properties, keep landscaping low-maintenance — tenants are more likely to maintain a simple garden than an elaborate one. Budget $500–$2,000 for a basic garden tidy-up.
Air Conditioning (Score: 7)
In the Hills District, air conditioning is almost essential. If your property doesn't have it, installing a split system in the main living area ($1,500–$2,500) can add $20–$40 per week to your rent. That's a payback period of less than two years.
Window Furnishings (Score: 6)
Replace old, broken, or yellowed blinds with modern roller blinds or plantation shutters. Roller blinds cost $100–$200 per window and instantly modernise a room. Plantation shutters are more expensive ($300–$500 per window) but add a premium feel.
What NOT to Spend Money On
Not every improvement is worth the investment for a rental property. Avoid:
- Full kitchen or bathroom renovations — unless the existing ones are truly unusable, the cost rarely justifies the rent increase
- Swimming pool installation — adds maintenance costs and liability without proportional rent increase
- High-end fixtures and finishes — tenants don't pay significantly more for premium brands vs. good quality standard fittings
- Personalised design choices — bold colours, unusual tiles, or niche design elements can limit your tenant pool
The Professional Photography Advantage
Once your property is prepared, professional photography is essential. At New Vision, we partner with Little Hinges for professional photography, floor plans, and 360-degree virtual tours. Properties with professional photos receive 3–5 times more enquiries than those with phone photos.
Our Matterport 360 virtual tours allow interstate and overseas tenants to inspect your property remotely, widening your tenant pool significantly.
